Start with the postcode, property type, bedrooms and condition. Let us know whether it is occupied or already marketed, and your preferred timescale. Your reason for selling is optional.
How the offer is assessed
We look at comparable local sales, the property’s condition, title and the work required. An initial discussion may be followed by an inspection or further questions. Any assumptions and conditions should be clear in the offer.
From agreement to completion
Your independent solicitor handles your side of the legal process. Title enquiries, funding, mortgage discharge and any probate or tenancy matters need to be resolved. Dates are agreed by both sides; no fixed completion period is guaranteed.
How much will you offer for my property?
Offers can be up to 80% of market value, depending on the property, condition, location and timescale. This is a maximum, not a promised offer. A direct sale trades some of the potential open-market price for a simpler route.
How quickly can I sell?
We’ll discuss the date you have in mind, then agree a realistic timescale with you and the solicitors. Title checks, mortgage discharge, probate and other legal work can affect completion. We do not promise a fixed number of days.
Are there any fees?
You do not need an estate agent to sell directly to us. If you already have an agency agreement, check whether fees would still be payable. Budget for your own independent solicitor unless we agree otherwise in writing. Any other charges will be explained before you decide to proceed.
Do I have to accept your offer?
No. Requesting an offer does not commit you to selling. Take time to compare the alternatives and get independent advice. Your solicitor can explain when a transaction becomes legally binding.
